🏦 Reserve: 3% of the monthly gross rent for repairs & upkeep.
🌱 Climate budget: 10% of the gross rent + 10% of the reserve goes into CO₂ projects.

📊 Management fee

How much?: Up to €9,999: 1% p.a. · from €10,000: 0.5% p.a.
On what?: On your invested amount.
When?: Once a year in advance.
Important: The CO₂ budget does not come out of this fee (see below).

Example: You invest €10,000 → 0.5% = €50.00 per year (charged once in advance).

🏦 Reserve & 🌱 CO₂ budget

Reserve: 3% of the monthly gross rent. Keeps the property in shape (repairs, upgrades).
CO₂ budget: 10% of the gross rent plus 10% of the reserve flows into vetted climate projects.
Payout to you: Rent − reserve − management fee. (The CO₂ budget has already been deducted.)

Monthly example:

Gross rent: €1,350.00
Reserve (3%): €40.50
CO₂ budget: 10% of €1,350 = €135.00 + 10% of €40.50 = €4.05
Total CO₂ budget: €139.05 / month

Roughly how much CO₂ that is (depending on project price):
at €10/t → ~13.9 t · at €20/t → ~7.0 t · at €30/t → ~4.6 t

The exact tonnage depends on the selected project and its price per tonne.
